Opportunity: Cash In On Your Toronto Home

Are you currently a home owner in the Toronto area? If so, you must have seen your home increase in value over the last half decade! If you were to sell right now, would you make a hefty profit? Hear me out really quick. Being a Realtor with Coldwell Banker Charles Marsh, I have many discussions relating to Real Estate (Obviously), Finances, traveling and investing. Recently, myself and Daniel Cholette (Investment Advisor at Desjardins Securities) were discussing the stories of a few people we knew, and their decisions to move from Toronto to Sudbury. We think they are geniuses. That being said, I wouldn’t be surprised if this blog increases Sudbury’s population.

Here are the two main reasons:

  2. Lifestyle

Let me elaborate:

Financial:

Let’s assume you bought your home for $600,000 five years ago and it is now worth $1,000,000. This is not unrealistic given the toronto housing bubble. Don’t say it’s not a bubble because it is. Time will also tell.

If you buy a home in Sudbury, (I could help with this) you can get a waterfront home for 600k. By this I mean on some of the most sought after neighborhoods within minutes from downtown Sudbury. No I am no Joking! haha. Now, that leaves you with 400k left over in home equity. (For the sake of the argument). With the left over 400k from the sale of your home in Toronto, you contact Daniel Cholette, Investment Advisor with Desjardins Securities, to invest your remainder and he gives you this 10-year projection graph. Assuming an average of 6% return per year within a balanced portfolio, after being invested for 10 years, your $400,000 could become $716,000!

We are off to a good start. Bam!! Money in your pocket growing while you sleep.

To make things even better, the cost of living in Sudbury is lower than in Toronto. So you made a bunch of money and you are going to save a bunch. That is sure to increase lifestyle. We will dive a little deeper in the Lifestyle reason right now.

 

Lifestyle:

The second reason you should chose to move to Sudbury is the fact that you could live a lower stress and higher class lifestyle. Sudbury was rated the Happiest City in Canada (Article) . We Love it out here. We are still the 24th biggest city in Canada. So it is not small. Sudbury is also only a 45 minute plane ride to Toronto or a 4 hour drive. We have plenty of Job opportunities (Workopolis-JobSearch) and if you want to work remotely, you can keep the job you had in Toronto and commute if need be. It’s that easy!

Not only would you live a higher class lifestyle, you are also within minutes of provincial parks, conservation areas and over 330 lakes form the Sudbury area. If you like the outdoors or even a little less chaos than Toronto, this is perfect for you. Even if you don’t do it for the outdoors, Sudbury still has many other activities and attractions. You will never be bored, unless you are a boring person 🙂 . There are many festivals and events that are open to the public. It is home to many micro breweries and local shops. No wonder we are living in the happiest city in Canada. Let’s not forget it also has two legendary science museums: Science North and Dynamic Earth. Here is a good ressource to check out (
